  I have been in the commercial real estate business for almost 40 years, so I know the value of an excellent real estate broker. I made the decision to... read more sell my home in Garden Isles, Pompano Beach about 3 months ago and I interviewed six area brokers to decide who to list my home with. Three of the brokers showed me "recent sales" and suggested that I list my home "as is" at a fair indexed price of 100. Two of the brokers suggested that I paint my home, inside and out, and suggested that I list my home at an index price 107. Heather Lefebvre same to my home and was by far the best prepared for her interview. She talked about the "hot market conditions" now, showed me the recent sales, and then showed me a list of homes in my area that had just been listed for sale. Obviously given "hot market conditions" the sales prices had been increasing quickly, but more telling was the increase in asking price of the new listings in my area. Heather inspected my home very carefully and came back to me the next day with a "fix and flip" recommendation at an index price which was 115 over the next best broker that I interviewed. I listed my house with her immediately. Heather's "fix and flip" strategy recommended that I paint the house, inside and out, but then also suggested that I install a new granite countertop in the kitchen and one bathroom, and change out several dated light fixtures. Heather brought in a staging expert who helped me pick out light fixtures, granite color, paint colors and staging furniture for the house to prepare it for sale. Heather also suggested a number of her "favorite contractors" to do all of the work in a first-class manner and at a very fair price. While I was getting all of the work done on the house, which took about 4 weeks, Heather and her team were preparing their marketing materials and contact lists. The work that I needed was done quickly and extremely well done. At the end of the day, I spent $25,000 to do all of the "fix and flip" work that Heather suggested and the house sold for almost 4% over our asking price, netting me $70,000 in additional proceeds over any other broker's recommendation. We listed the house on a Thursday, our first "Open House" was the following Saturday and Sunday and we received 4 offers during the weekend showings, 2 of which were over my asking price.
